What is radon, and why is it a concern?

Radon is a colourless, odourless radioactive gas that forms from the natural decay of uranium product in rocks and soil. It gets drawn into the structure through pressure differentials between the building and the soil itself and ultimately seeps into the building through foundation cracks or openings like sump basins and accumulate to high levels, increasing the risk of lung cancer. Radon is the #1 cause of lung cancer in non-smokers and the #2 cause of lung cancer overall. Various government agencies from the EPA to the CDC estimate radon is responsible for around 21,000 lung cancer deaths in the U.S. annually.
Since radon is tasteless, colorless and odorless, the only way to determine radon levels is through proper testing. Short-term radon testing is a great initial step that gives you a quick and efficient snapshot of the radon levels over a 48-hour period. 3rd party lab test kits are extremely affordable, with costs around $25 while professional, continuous monitor testing with professionally calibrated monitors and hour-by-hour averages can cost around $150 for a short-term screening. Long-term radon testing can be used to determine the radon levels over a longer period of time (usually at least 91-days), ultimately providing more data points across multiple weather patterns and seasons and providing the most statistically accurate results.
The U.S. Environmental Protection Agency (EPA) recommends taking action to reduce radon levels if your home tests at or above 4.0 picocuries per liter (pCi/L). However, the World Health Organization places the action level at 2.7 pCi/L. In the U.S., during highly monitored situations like real estate transactions, the EPA action level of 4.0 pCi/L is most commonly used. In recent years, the EPA has updated their action level statement to include that if the radon levels in the area of concern are between 2.0-4.0 pCi/L, homeowners should consider taking action and mitigating their home. For all intensive purposes, in the U.S., it is most widely recognized that 4.0 pCi/L is the action level for radon mitigation. Furthermore, it is worth noting that since radon is ionizing radiation, no level of radon exposure is considered “safe.”
The most common and effective method of radon mitigation is sub-slab depressurization (SSD), also known as active soil depressurization (ASD). This process involves installing a vent pipe system and fan to pull radon from beneath the home and venting it outside before it ever enters the home in the first place. Other methods include improving home ventilation through air exchange systems and sealing foundation cracks. SSD/ASD is considered the most effective means of mitigation because it stops radon at the source (the soil) and before it enters the home, where other methods like air exchange allow the gas into the structure before exchanging the air, creating a continued exposure. Furthermore, SSD systems are far more energy efficient, averaging about the same expense of operating a 60-watt light bulb whereas air exchange systems, which are continually conditioning the exchanged air (cooling hot fresh air coming in during the summer and heating cold air coming in during the winter), can be far more costly on an annual basis. Lastly, SSD/ASD systems can reduce radon levels by up to 99% where air exchange systems typically only average about a 50% reduction in radon levels within the structure.
The cost of a radon mitigation system varies based on home size, design, and geographic location. On average, in the Greater Milwaukee area, a typical sub-slab depressurization system will cost about $1,500 from start to finish (possibly a little more or a little less depending on the homes construction, how difficult pipe routing or running electrical can be and how high the homes initial radon levels are). It is also important to note the residual cost of radon mitigation. That is, the cost of operating the system year over year in perpetuity. Working with a qualified contractor is extremely important when it comes to this factor because while one contractor may save you a few hundred dollars on the initial expense of installation, that same contractor may also use an incorrect fan or fail to seal important cracks in the foundation, ultimately leading to a much higher energy penalty year over year. While the initial expense of installing the radon mitigation system is critical, the residual expense of operating the system is equally as important and should be highly considered in the decision making process of choosing a radon mitigation contractor. Lastly, beyond reducing radon levels, these systems can also decrease moisture and other soil gases, potentially improving overall indoor air quality. In fact, some radon mitigation systems can reduce anywhere from 2-4 tons of moisture annually from entering the home. This moisture reduction can greatly improve that dank, damp basement smell in certain properties. Moreover, while radon is an important risk to mitigate, VOC’s and other hazardous soil gasses may also be present beneath the slab. If present, these other soil gases are typically also addressed, or at least greatly reduced, during the radon mitigation process.
